Summer is right around the corner and the Harford County Real Estate market is heating up! As we stated in previous posts, the Spring market hit hard, and hit early this year with interest rates low, and pricing low, it created a perfect storm for home buyers. The average sales price of a Harford County home in April, was $254,610 up only .17% from the same time last year. Home sales and contracts is where we see the biggest jump with 248 home sales in April, up 43% from April of 2014! Along the same page, new homes under contract came in at 228, up over 43% from 2014. Huge gains as buyers being to flood the market again!

The current housing inventory was sitting at 1,385 units by the end of the month, up just over 3% from last year, but up close to 20% from January. 629 home sellers put their homes on the market last month, up over 7.5% from 2014, and almost double from January as we head into the busiest season in Harford County Real Estate. While the number of listings on the market continues to tick up, with buyers gaining momentum, the inventory is down to about 5.5 months (total units actively listed divided by # of homes sold). In February we had close to 8 months of inventory, meaning we are pushing into a sellers market as we enter the Summer selling season. While the market is HOT, and we are seeing plenty of multiple offer situations buyers are still taking their time in Harford County. On average, homes are listed for 113 days right now before selling, 2 days less than last year.
