Bel Air Real Estate Agent Market Report August 2014Welcome to the Bel Air Real Estate Agent Market Report for August 2014, presented by your #1 Harford County Real Estate agent team. We are proud to deliver the most current market stats for the Bel Air area, both 21014 and 21015 zip codes, for the month of July. Let's jump right into the numbers now, starting with the average sales price of a home in Bel Air coming in at $272, 111. This number was within $400 for either zip code, a decrease of 6.02% from the same time last year, but not to worry, with as few homes that sell within Bel Air itself and the wide price range, a few outliers can sway this number pretty heavily. 76 total units sold in the Bel Air Real Estate market last month, down over 21% from the same time last year, and 11% from last month. New Contracts written also fell coming in at 42, down 8.7% from the same time last year. A number that did make a considerable jump was the active listings in Bel Air, coming at 388, up 26.8% from last year! That is a pretty considerable jump in the amount of inventory currently on the market for home buyers. In reality, however with 76 homes selling, it actually only calculates out to an inventory of 5.1 months (total inventory divided by sold units) giving us a shortage of listings for the ready, able and willing buyers on the market today! This can be easily proven when you see homes priced well for their condition receiving multiple offers in a matter of 2-3 days after hitting the market! Lets continue into the Bel Air Real Estate Agent Market Report and find that 132 new listings hit the market last month, up 16.81% from the same time last year, but down 16% from last month. With 76 home sales, and 132 new homes hitting the market when we take away the homes that are withdrawn from the market, we are very slowly pushing back towards a balanced market. Last, but not least, we can see that the average day for a Bel Air Home to sell right now is 78, down 13% from last month and down from earlier in the year when we were seeing average days around 100 or so. Again, this is showing us that the homes that are priced well on the market ARE SELLING! Harford County Real Estate Agent Market Report August 2014It's that time of month again, the numbers are out, and the Compass Home Group is bringing you the Harford County Real Estate Agent Market Report August 2014 showcasing what is happening in the Harford County Real Estate market. 7 months have flown by this year, and we are sitting in the middle of the 3rd Quarter with school starting back up soon and the Holiday season will be here before you know it! Let's not waste anytime and dive right into the Harford County Real Estate Agent Market Report August 2014. As usual, we track everything from month over month change, year over year change to year to date changes making sure that our team is well equipped as we monitor trending activities.

On average in July, a Harford County home sold for $262,229, which was 1.67% increase from the same time last year, and up 12.66% from the January stats. Remember, these are averages, so a few high dollar, or low dollar homes, can make a pretty significant impact. Of the 298 homes that sold last month, the largest demand is coming from anything with a minimum of 4 Bedrooms, making up over 1/3 of total home sales! While we continue to see this number grow, 3 Bedrooms homes still made up for over 40% of the market and to continue to dominate what home buyers are searching for. 157 new homes went under contract in July, down 8.72% from the June as people are deep into vacation season. By the end of July, 1,531 homes were actively listed on the market in Harford County, up 23.57% from July 2013!! Inventory is continuing to rebound as we move back from a sellers market with low inventory towards a more balanced market, of approximately 6 months housing inventory.

465 new listings hit the market last month, up 5.20% from the same time last year, but down 9.36% from June. This is showing us that we have moved out of the spring market into the Summer season as listings taken begin to show signs of slowing. However, with 465 new listings coming to market, and only 298 selling, inventory will continue to slowly creep up, taking the withdrawn homes into consideration. Finally, let's peak at days on market and you will see that the average home is only taking 80 days to sell in Harford County. Remember, this is assuming the home shows well, and is priced appropriately for the area. Just a few months back we were seeing average days on market in Harford County at over 100 days, so homes are flying off the market faster and faster right now. We are seeing multiple offers on homes with some selling as fast as the sign can go in the yard.

They were so excited to see this home, Michele made an appointment to get them on the inside quickly! At the time we met, Jesse & Megan were able to talk with Michele about the feature they loved about this home the most was its private setting. The home, at that time, had an offer on it but nothing had been accepted. Jesse & Megan were going to think it over and get back Michele the next day. Low and behold, when they called, the seller of what they thought was their dream home had decided to move forward with the offer that was on the table.

Jesse & Megan were upset but not crippled by this news. They wanted to see what else was out there so an appointment to understand their budget, a buyer consult, and a review of the market was set up! It was in the land of Eden Mill that they did find their new home after almost believing that it just wasn’t going to happen. A buyer fell out of the sky for their home in Pennsylvania creating a sense of urgency for them to get back to Maryland. While the response from the seller took a super long time, big smiles were felt through the phone when Michele call Jesse & Megan to tell them their contract had been returned and we were moving toward settlement.

The home passed inspections with flying colors and everything came together so seamlessly. When the walk-through was set, Michele showed up to a refrigerator on the porch and a U-Haul in the driveway. Jesse & Megan were certainly excited about moving in!! Compass Home Group was certainly thrilled to bring their dreams home!!!

Market Update for Laurel Woods, Abingdon, MD - As always, the Compass Home Group wants to keep you update with the most up to date information on your neighborhood has it comes out. So lets jump in and check out the last 4 homes to sell in Laurel Woods shown below. As you can see, 3 of the 4 homes were town homes, and 1 single family home. The town homes sold, on average, in just over a month at 36 days, while the single family took 140 days.
