The Baltimore County housing market is continuing to trend upwards as we enter into the winter season.  Let's dive right in and talk numbers, as they pertain to Baltimore County Real Estate.  The average sales price of a home sold in Baltimore County last month was $245,477 up 4.75% from the same time last year!  639 homes were sold in October throughout Baltimore County, up 14.52% from October of 2012, but down 9.49% from September, which is not unexpected with seasonal trends.  New homes under contract hovered right around the same from last month, at 490, but jumped over 6% from October 2012.

Baltimore County Housing Market continues it's upward trend when we dive into how many new listings hit the market in October.  1,093 new homes were listing last month, up 5.6% from September, and up a staggering 25.06% from the same time last year!  The only two places we are seeing a decline in the Baltimore County real estate market is looking at the average days on market for a home, 78, down 17.02% from the same time last year!!  Inventory of homes available for buyers has also shrunk since 2012, down .1%, but even with such a small decrease as the number of homes selling increases, inventory continues to shrink for buyers shifting to the Baltimore County housing market into a sellers market.

A little late, but the numbers have come in for the Harford County Real Estate market.  As we roll into the winter months, we always here "I'm going to take my home off the market till Spring for the Holidays" and "I'll pick my home search up again in the Spring", but here are the facts on what the market is doing this month.  Average sales price is holding pretty steady from the same time last year hovering right at $252,641 down .2% from the same time last year.  The number of Harford County Homes Sold, 218, was up 22.47% from the same time last year and 47.3% from January!! ATTENTION SELLERS, Harford County Homes are selling!!  Average days on market continues to be low, around 80 days, about 9 days faster than the 2012.  

A BIG jump that we saw was in the new Harford County homes under contract, up 37.38% from the same time last year!  Buyers want to buy before the year is up, so they are writing on homes that are priced well!  Along with the number of contracts going up, the number of new listings, JUMPED!  422 new homes were listed in Harford County in October, up 43.05% from October 2012, and up 19.21% from September.  Sellers have caught on to the trend of selling your home around the holidays!!
