The last 30 days have been no different, with 10 homes settling with prices ranging from a $75,000 Bank Owned Sale, to a $212,000 Standard Home Sale. We randomly selected four Constant Friendship homes and outlined them below. As you can see all four homes selected below are townhomes, along with the other six that settled in the last 30 days. No single family homes in Constant Friendship have sold in the last month. These four homes sold, on average, in 75 days from their original list date, about a week faster than the the Harford County average. Over the past 4 months from the time of this post, 7 homes have sold in the Forest Lake community of Forest Hill.  Of those 7, we have outlined 4 homes in the graphic below, showing a range of all the homes that have sold.  You can see that the pricing on the homes can range widely in Forest Lake, with homes selling as high as $440,000 in the last 4 months, with one selling as low as $260,000.  Forest Lakes has homes covering a wide spread range or pricing.  Homes in Forest Lake have sold in as quickly 5 days, and some have taken as long as over 300 days.  Days on market will always come down to the price and condition of the home as a buyer will need to see value in your home in order to want to put an offer in on it.  The average days on market for the 4 homes below was just over 90 days.  Again, Compass Home Group can't stress enough when dealing in a large subdivision like Forest Lake, price and condition of your home will determine your price compared to your neighbors.

HOA stands for homeowner association – a nonprofit organization that is funded by all the association's members and overseen by an elected board of directors. In some states, HOAs must be registered with the department of real estate or another state regulatory agency.

Most of the country's HOAs are run by volunteers from within the community, with the remainder run by management companies.
